New Form Alert - Refrigerator & Stove Addendum Now Available
The Apartment Association of Orange County has released a new lease addendum to help members comply with AB 628, California’s Refrigerator and Stove law that takes effect January 1, 2026. Also released were four “Statement of Condition” forms to record the condition of rental units prior to occupancy, at the start of occupancy, prior to move-out, and upon move-out.
Starting January 1, 2026, California rental housing providers are required to furnish a refrigerator and stove in good working order upon commencement of all new leases or at any time during the lease term upon 30 days notice by the tenant, and upon the amendment or extension of existing, pre-2026 leases. Additionally, housing providers must repair a supplied stove or refrigerator within 30-days of notice by the tenant. If the appliance is unable to be repaired within 30 days, the appliance is to be replaced by the end of that time period. The law applies to apartment, single family, townhome, condominium, and Accessory Dwelling Units (ADU) rentals.
The Refrigerator and Stove Addendum is to be served with any lease amendment and extension moving forward. The form notifies the tenant of their right to have a refrigerator furnished by their housing provider at the start of their tenancy, or at any time during the lease term upon 30 days notice. The new law does allow the tenant to indicate on the form that they wish to provide their own refrigerator.

Finally, AAOC will be releasing a brand new Lease Agreement in January that will include AB 626 compliant notification language along with all other required changes for 2026.
