AAOC's Resident Screening Services Provide the Following:
AAOC's Resident Screening Packages Offered:
TransUnion Credit Reports & FICO Score
The TransUnion database contains more than 200 million files and contains information provided by more than 85,000 credit-granting institutions. It is updated, audited, and monitored on a regular basis so you can count on current, comprehensive information. With TransUnion Credit Reports, and easy-to-use report gives you data from retail stores, banks and other financial institutions to help you determine the risk of a prospect.
Eviction and Resident History
One of the most crucial portions of your rental decision is determining how the applicant has paid previous rental obligations. Get a clear, unbiased understanding of your applicant's tenant history by checking for past evictions. Our members have access to one of the nation's largest and most complete eviction databases. Every day court reporters are loading new data to provide you with the most accurate and timely information available.
CrossCheck Bad Check Search
Know if your prospective tenant has written bad checks to previous landlords, even in other states. A complete report will reveal returned checks for the past seven years in all 50 states.
Nationwide Criminal Search
It's important to know who will be living on your property. A criminal check will reveal felonies, misdemeanors and outstanding warrants at the state and county levels of all 50 states. Find out about convictions, judgments and other legal actions that may make an applicant a risk.
Sex Offender Data
A sex offender in one of your units could put your other tenants at risk and possibly make you liable for criminal activity. A sex offender search reveals not only criminal history, but registered sex offenders in both your local area and in the FBI's national database.
OFAC Terrorist Data
These days, there are people with clean credit histories and no criminal background who can still be a risk. The Office of Foreign Assets Control (OFAC) at the Treasury Department maintains a list of Specifically Designated Persons and blocked nationals; people the federal government considers a potential threat. AAOC can check your applicant against the OFAC list to assure that your tenant isn't more than he or she appears.
Why ask for references if you aren't going to check them? Use the AAOC's Reference Verification Service to get the scoop from your applicant's employers, personal references and former landlords before you sign a lease.
Verify if a person is who he or she says they are with a series of cross references. Social Trace combines verification, validation, and risk detection process to instantly authenticate consumer identities, and automatically flag discrepancies.
